Park Cities is the collective term usually applied to the two Texas cities of Highland Park and University Park.

, and generally have the highest per-capita income in the area, though other neighborhoods in Oak Lawn and north Dallas equally feature their own economically prominent residents. The towns' governments are independent from the city of Dallas which surrounds them on all sides. Park Cities surrounds SMU, Southern Methodist University. The cities are located south of Northwest Highway (Loop 12) and between I-75 and the North Dallas Tollway.
Highlights of this city include rows of very well maintained homes owned by some of the wealthiest people in Dallas. The per-capita income in Park Cities is higher than any other Dallas suburb. Popular destinations in and around Park Cities include SMU, North Park Mall, Mockingbird Station and Highland Park Village.
Park Cities Real Estate
Park Cities is all about the real estate and thrives on its location, location, location commanding a very high price per square foot. Homes in the area are some of the most expensive in DFW. A majority of the Park Cities homes are older, though many homes are being demolished in favor of newer more modern home construction. Most new homes built in the Park Cities are constructed to with an old-world charm so not as to spoil the neighborhoods glorious historical feel. Highland Park Homes are priced from the Millions and up. University Park Neighborhoods are less expensive, but still command a higher than average price per square foot in the Dallas Market.
