Over the years I have helped a lot of buyers to purchase a new home, whether that be on an Inventory Home or building from the ground up. I help them to find quality builders in the areas they are interested in and in there price range. (If builders are building in an area and price that fits their desire) I offer advise on choosing a lot, as well as avoiding certain lots. I offer advise on upgrades and suggestions on how to finish out your home. But most importantly, I negotiate on your behalf to get you the best price terms and conditions when purchasing a New Home.
Now for some FYI on Builders. They factor REALTOR® fees into the construction cost of the community. Statistically, buyers work with REALTORS® on well over 80% of the sales of all new homes. So when a Buyer goes to a Builder without an Agent, the Builder and their representative see that Buyer as a one-time deal. REALTOR® commissions do not effect the Builder Reps commission at all. They will tell you that they will give you upgrades, reduced price, etc., but an Agent will get you this and more. The Builders Rep- know your Agent represents five, ten, twenty or more deals to them over time, and will give you a great deal so that WE (REALTORS®) bring them our future buyers.
