Consider this your home buyer’s toolkit. Open it up, take a look around, and if you like, start equipping yourself with the tools necessary to make your best purchase. In most businesses, knowledge equals power, and real estate is certainly no exception.

For those if you who are not now working with a Realtor, I do hope that you will choose to work with me as your real estate professional.  I work with existing homes and new construction. If you are currently working with a REALTOR®, I will respect that relationship. However if you find yourself dissatisfied with the services of this REALTOR®, and choose to find someone else to represent you in this home buying experience, please keep me in mind.  

FYI on Existing Homes. You may or may not know this, but as a buyer, you can have a REALTOR®  represent you at no cost to you. The Seller pays their Agent a negotiated fee, and this Agent pays a Buyers Agent a percentage of that fee. So it can cost you nothing to have representation, while having your own Agent can save you in many ways. In other words, if you buy a home from the listing Agent they keep the entire fee, they can representing both you and the Seller, but there true loyalty is to the Seller. It is obvious that one Agent can not fully represent the both of you, so why not bring in your own Agent, and have full representation at no cost to you.

FYI on Builders. They factor REALTOR® fees into construction costs.  Statistically, buyers work with a REALTOR® on well over 80% of the sales of all new homes. When a Buyer goes to a Builder without an Agent, the Builders representative sees that Buyer as a one-time deal. Realtor commissions do not effect the Builder Reps commission at all. They might tell you that they will give you upgrades, reduced price, etc., but an Agent will get you this and more. The Builders Rep- know your Agent represents five, ten, twenty or more deals to them over time, and will give you a great deal so that we bring them our future buyers.

If you presently own the home that you live in, and will need to sell it before or soon after purchasing your next home.
